A Home Inspector Looks at the Major Systems of the Home
During your inspection, a licensed professional walks through the home and examines all the essential systems. Their job is to spot potential safety issues, damage, or areas that might need attention now or soon after you move in.
Here’s what’s typically included
Roof and attic
Plumbing system
Electrical system
HVAC (heating and cooling)
Appliances
Doors, windows, walls, and ceilings
Foundation and structure
Garage and exterior features
Drainage and grading
Signs of water damage, mold, or pests
They won’t poke holes in walls or move furniture, but they will document what they can access — and that gives you important information before closing.
What’s Not Included in a General Inspection
Some things aren’t included in a standard inspection, like
Swimming pools or spas
Septic tanks or wells
Fireplaces and chimneys
Solar systems
Anything that’s not visible or easily accessible
If the home has special features or older systems, you might want to schedule additional inspections or specialists. I’ll guide you on that based on what comes up.
What Happens After the Inspection?
You’ll get a detailed report with photos, notes, and sometimes recommendations for further evaluation. From there, you can
Ask for repairs or credits
Move forward as is
Walk away if there are serious red flags and you’re within your contingency period
