Not all real estate investors do the same thing. The first step is figuring out what’s right for you.

Do you want to:

  • Own a rental property and earn monthly cash flow
  • Flip a house for short-term profit
  • House hack by renting out part of your primary residence
  • Buy a property now that could become an investment later

Each path has pros, risks, and time commitments. The right option depends on your goals, your budget, and how hands-on you want to be.


Step Two: Know Your Financial Starting Point

Before you dive into properties, take a look at your finances.

Do you have money set aside for a down payment and reserves?
Do you know your credit score and debt-to-income ratio?
Are you pre-approved (or ready to get pre-approved) for a loan?

Lenders will want to see strong financials, and getting this foundation in place early helps you shop with power and confidence.


Step Three: Connect with the Right Professionals

Real estate investing isn’t a solo mission. The best investors build a smart team early, and that starts with a Realtor® who understands both the local market and your long-term goals.

You may also want to speak with a lender, a CPA, or even a property manager, depending on your strategy.
