Buying a home is one of the biggest decisions you'll ever make. And while it’s exciting, it can also feel overwhelming, especially if you’re a first-time buyer. But don’t worry. With the right steps and the right support, it doesn’t have to be confusing or stressful.

Step 1: Get Pre-Approved
Before you start looking at homes, it's important to understand your budget, and that means getting pre-approved by a trusted lender.
This step shows sellers you're serious and ready. It also helps you focus on homes that are actually within reach, so you don’t waste time or get your heart set on something unrealistic.
Step 2: Choose a Realtor® Who Listens
A good real estate agent makes all the difference. I recommend working with someone who takes the time to understand your needs, communicates clearly, and supports your goals, not just someone chasing a commission.
When we work together, I act as your advisor, advocate, and educator. Whether you're buying your first home or upgrading, I’ll help you every step of the way.
Step 3: Start the Search Strategically
Once you're pre-approved and working with an agent, it’s time to start shopping for homes.
We’ll talk through what matters most to you — location, size, layout, commute, school districts, and more. Then we’ll set up a search that makes the most of your time, avoids burnout, and keeps your priorities front and center.
Step 4: Make a Strong Offer
When you find the right home, we’ll work together to craft a strong offer based on current market conditions, recent sales in the area, and your comfort zone.
In competitive markets, strategy matters. Sometimes it’s not just about price, but also terms, timing, and clarity.
Step 5: Escrow and Due Diligence
Once your offer is accepted, you’ll enter escrow. This is when timelines kick in and inspections happen.
We’ll schedule a home inspection, review disclosures, and confirm everything is in order. You’ll also work with your lender to finalize your loan and get an appraisal done.
If anything concerning pops up, we can negotiate repairs, credits, or walk away if needed, depending on your contingency terms.
Step 6: Final Loan Approval and Closing
Once inspections are done and everything checks out, we head into final underwriting and closing.
You’ll do a final walk-through to make sure the home is in the agreed-upon condition. Then, on closing day, you’ll sign paperwork, funds will be transferred, and you’ll get the keys to your new home.
